Frequently Asked Questions

Straight answers to the questions landowners ask us most. Don't see yours? Just ask.

How do you decide what to offer?

We look at recent comparable land sales, access, road frontage, zoning, utilities, flood zones, and any back taxes or liens. Our offer reflects what the land is worth to an investor who will hold or improve it, and we're happy to explain how we arrived at the number.

Do I have to pay any fees or commissions?

No. We are a direct buyer, not a real estate agent. There are no commissions or listing fees, and we typically pay the title and closing costs.

How fast can we close?

Most closings happen within 2–6 weeks, depending on how quickly the title company can complete its work. If you need more time, we'll work around your schedule.

Who handles the paperwork and money?

A licensed, independent title company or closing attorney. They prepare the documents, confirm clear title, and send your payment directly from their escrow account.

Do I need to be there in person?

No. Most of our sellers close remotely with a mobile notary, from wherever they live.

I owe back taxes on the property. Can I still sell?

Usually, yes. In most cases the back taxes are paid at closing out of the sale proceeds, so you don't need to come up with money in advance.

What if there's a title issue or the land is landlocked?

We buy complicated properties regularly. Tell us what you know, and we'll explain your options honestly, even if that means we're not the right fit.

Am I obligated to accept your offer?

Not at all. Our offers are free and come with zero pressure. If it doesn't work for you, simply let us know.
